Key Questions to Ask when Buying an Investment Property

Our office includes financial planners and mortgage brokers who assist with a lot of home loans and investment loans in the Perth area. Financial planners and mortgage brokers are great people to ask about loans and finance, but what about some of the other questions you should ask not only us, but some of the other people on your team?

Here are some key questions to ask the members of your team to help you maximise your Perth investment property.

Ask your mortgage broker:

What is the best loan for me? What is the total cost and payments of my home loan, including exit fees, upfront and ongoing costs and interest rate?

There are a lot of hidden fees in loans, and it takes an experienced mortgage broker to sort them all out. Mortgage brokers have your best interests in mind and we know where to find all of the hidden costs.

Do you charge me a “finder’s fee?”

The answer should always be “no.”

What is the best loan for my budget and individual circumstances?

Ask Your Financial Planner:

What experience do you have in setting up investment plans for multiple properties?

If property investment is done right, today’s small investor who is buying his first investment home can be tomorrow’s mid-sized investor and the next day’s property developer. It doesn’t always happen quite like that but make sure your financial planner has experience in helping people at your level grow, no matter what that level may be.

Ask Your Building Inspector:

Will you please provide a written report that details the damage and the projected repairs that need to be made on the property?

Don’t settle for a verbal report because it is worthless. You need a permanent record as both a negotiating tool and in case the inspector missed something.

Ask your Lawyer or Conveyancer:

Is there anything unusual about this contract?

Your lawyer should act as a line of defence against hidden clauses that can compromise the use or value of your new property. There could be a hidden easement or a zoning problem.
